The Ashburn Restaurant Park (ARP) is located on approximately five acres in the Ashburn submarket of Loudoun County. Located on Waxpool Road the property is benefited by a daily traffic county of more than 50,000 vehicle trips per day. The property has three buildings subdivided into eight tenant spaces with additional FAR for possible future expansion.

After purchasing the ARP in July 2015, Carderock re-branded the property as “Ashburn Eats” and devoted significant capital to addressing deferred maintenance and tenant vacancies. With KLNB as the leasing agent for the property, Carderock filled vacancies with Santini’s Italian Deli (seven locations in Northern Virginia) and Yen’s Kitchen and Sushi Bar (authentic Taiwanese and  Japanese sushi). 

Carderock also added high-speed electric charging stations for patrons of Ashburn Eats and, after receiving approval from Loudoun County, installed a new tenant sign and reactivated a dormant project sign displaying “Ashburn Eats,” both along Waxpool Road.

In the summer of 2021 Carderock welcomed a new Vietnamese Restaurant, Viet Fire, to Asburn Eats and is re-tenanting the largest tenant space at ARP, comprising approximately 7,500 square feet of useable space in a free standing building.
